What is the Energy Certificate of a property?
The energy certificate is a document that will describe how effective a property is in terms of energy use.
The Energy Rating of the property is determined by a label and Certification. This document is governed by Real Decreto 235/2013 of 5th April, which approves the Basic Procedure for the Certification of Energy Efficiency of Buildings.
This certificate contains usually 10 sheets. Which can be provided with all the additional information that the Certifying Technician information: Catastral, Photographs of the property, sketch of the property and documents addressed to the current owner.

How long is the validity of an energy certification?

Habitation Certificates

What is a Habitability Certificate?
Translated this is an occupancy licence, this is a document that appears in Law 3/2004, 30 of June, 2004. Necessary for all current properties, the occupancy licence confirms the use of the building as the law says, dependent on use and characteristics of the property.
When is necessary to renew the occupancy licence?
You will require to provide a valid certificate when you sell your property.
You will require this when you sign a new contract with water, gas or electricity supplier.
(Many properties sold between 2000 – 2007 only have a five year validity)
How do you get a Habitability Certificate?
To request a second occupancy licence the owners should ask the Council, produce a valid
certificate, signed by an Architect, confirming the property is suitable to be occupied.

Certificate of Antiquity
What is a certificate of antiquity?
You will require a Certificate of Antiquity of a property or construction for any reason the property is not legal. (An illegal property) Is the property, the pool, the glazed terrace or the extra bedroom registered? (even the brick garden shed in the corner) Are they registered with the Property Register Office and a public Escritura a declaration of Obra Nueva? You can only apply for this Certificate 10 years after the end of the construction.
Information you will require to provide:
Dated pictures.
Plans extracted from the urban planning, in which the property is clearly distinguished.
Contracts of water, electricity and gas suppliers.
Land registry certification (catastral).
