Energy Performance Certificate is required if you are selling a property in Spain. Certified and registered by an architect. What happens if you buy, or sell us a property in Spain and it does not have an energy certificate?
The sale of a property in Spain is not exempt, (You need this for buying or selling) An Energy Efficiency Certificate, is valid for 10 years.
There are possible economic sanctions that can reach up to 6,000 euros in fines, in addition to slowing down the purchase process.
Certificado de Habitabilidad / Occupancy Certificate
Certificado de Habitabilidad (Occupancy Certificate) is required for all properties, homes in Spain. Without the occupancy certificate, you will not be able to register basic services such as water, electricity or gas.
This could leave the property or home unusable until the document is obtained.
Certificado de Antiguedad / Certificate of Antiquity
Certificado de Antiguedad (Certificate of Antiquity) is to allow, with proof, the registration of a home in the Property Registry of Spain.
Usually deals with homes or complete buildings, not new property in construction.
So if you have; Enclosures, property extensions, swimming pools, garage / parking area, storage rooms, etc…
You need to have this all registered, if not, there are possible economic sanctions in fines
